Tenancy deposit cap calculator
In England, the Tenant Fees Act caps the deposit you can take. Enter the rent and see the maximum tenancy deposit and holding deposit.
The rules
- Tenancy deposit: at most 5 weeks' rent if the annual rent is under £50,000, or 6 weeks if it's £50,000 or more.
- Holding deposit (to reserve the property): at most 1 week's rent.
- Weekly rent is the annual rent divided by 52.
- Protect the tenancy deposit in a government-backed scheme (DPS, mydeposits or TDS) and give the prescribed information within 30 days.
Since the Renters' Rights Act, you also can't take more than one month's rent in advance.
