Registering on the PRS database: deadlines and what you need
From 15 December 2026, landlords in England must register every property let on an assured or regulated tenancy with the government's "Register your rental property" service. It rolls out region by region, and each region gets a three-month window.
When must I register my rental property?
Your postcode is sent to postcodes.io (a free public lookup) to find its region. Nothing is stored.

Missing your deadline risks a council penalty of up to £7,000, and up to £40,000 for a repeat breach within five years. Once registered you get a landlord registration number and a number for each property.
The deadline follows the property's location, not yours. You can register early, including all your properties at once if you let in several regions. After a region's deadline, councils can start enforcement.

The fee
£65 per property per year, renewed annually. Fees are pro-rated during the rollout so early registrants don't pay more.

What you'll be asked for
About you
- Name, date of birth, home address, phone, email
- Organisations: legal entity type, address (no PO box), Companies House or charity number, a representative and a nominated contact. With no Companies House number, the names, dates of birth and addresses of all directors, trustees or partners
- If you act as an attorney, executor, deputy, receiver and so on: your capacity and certified evidence of it
About each property
- Full address, ownership type, dwelling type, number of bedrooms, whether it's let
- Freeholder or superior landlord, and property manager (names and emails)
- Number of occupants and households, HMO or other licence numbers, and how it's furnished
- Rent amount and frequency, and which utilities (if any) are included
Safety documents (copies and dates)
- Gas safety record and its issue date (if there's a gas supply)
- EICR or EIC, with its expiry date
- EPC (if required), and any MEES exemption if it's rated below E
You sign in with GOV.UK One Login. A letting agent can upload some information, but you stay responsible. There are offline routes if you can't register online.
