Everything runs in your browser. Nothing you type is sent anywhere, and the calendar file is made on your device.
What the calendar works out
| Deadline | Rule |
|---|---|
| Gas safety check | Every 12 months, by a Gas Safe registered engineer. A check done in the 2 months before it's due keeps your original date. Gas safety guide |
| EICR | At least every 5 years, or sooner if the report says so. The calendar uses whichever date comes first. EICR guide |
| EPC | Valid for 10 years. The exact "valid until" date is on the EPC register. EPC and MEES guide |
| Tenancy deposit | Protect it in a government-backed scheme within 30 days of receiving it, and give the tenant the prescribed information. Deposit cap calculator |
| Rent increase | The earliest date a section 13 increase could take effect if you served Form 4A today: at least 2 months' notice, not in the first 52 weeks, and no more than once every 52 weeks. Section 13 guide |
| PRS database | When registration opens and closes in your region. Registration guide |
How to use the calendar file
- Download the file, then import it into Google Calendar, Apple Calendar or Outlook (each has an Import option; on most phones and computers you can simply open the file).
- Tip: import it into a separate calendar if you want to remove it later in one go.
- Each date is an all-day event with a reminder 14 days before. Dates already passed are left out of the file.
- Make one file per property. The property name you type is added to each event so you can tell them apart.
Things the calendar can't know
- When a new certificate is issued, the dates move. Come back and make a new file after each check.
- The rent-increase date assumes you serve the notice today, and that rent periods start on the same day as the tenancy. If you post the notice, allow extra days for delivery.
- In rare cases the gap after a previous increase is 53 weeks rather than 52, to stop the date drifting earlier each year. If your date is close, check section 13 of the Housing Act 1988.
- Licences (HMO or selective) have their own expiry dates set by your council. HMO licensing guide
