When must I register my rental property?
Your postcode is sent to postcodes.io (a free public lookup) to find its region. Nothing is stored.
Who must register
The government's guidance is short: if you're a landlord of an assured or regulated tenancy, you must register yourself and each of your properties. Since 1 May 2026 almost every private tenancy in England is an assured periodic tenancy, so most landlords are in scope.
- You register yourself once, and each property separately.
- The fee is £65 per property per year, and registration must be renewed each year.

Who doesn't
- Supported exempt accommodation as set out in the Supported Housing (Regulatory Oversight) Act 2023.
- Empty properties, for now. At the moment you only have to register properties that are let, or that become let during the rollout. The government plans to require registration before a property is marketed to let, so this will change.
- Lettings that aren't assured or regulated tenancies. Under the Housing Act 1988, a tenancy can't be assured if, for example, it's a holiday let, the landlord lives in the same building (a lodger in your home, say), or the tenant is a company rather than a person. The government's guidance doesn't list these cases, so if one of them is close to yours, check before relying on it.
- Properties outside England. Wales has Rent Smart Wales, Scotland the Scottish Landlord Register, and Northern Ireland its own Landlord Registration Scheme.
