What's in it
- Up to 10 properties, one row each, with the address in free text.
- Gas safety: due 12 months after the check (the day before the anniversary).
- EICR: due 5 years after the inspection, or on the earlier date if the report sets one.
- EPC: expires 10 years after it was issued.
- Deposit: the last day to protect it (30 days from receiving it), then whether you did it on time.
- Days left for each, coloured red when overdue, amber at 60 days or fewer, and green when fine.
How to use it
- Download and open the file. Replace the two example rows (Flat 1, Example Road and 2 Sample Street) with your own properties.
- Type dates into the yellow cells. The grey cells work themselves out, and the days left update every time you open it.
- Check it once a month, or before your PRS database registration, which asks for these certificates.
Your dates stay in your copy of the file. Nothing is sent to us.
The rules it uses
- Gas safety check every 12 months by a Gas Safe registered engineer. Gas safety guide
- Electrical inspection at least every 5 years, or sooner if the report says so (SI 2020/312, regulation 3). EICR guide

- A deposit must be protected in a government-backed scheme within 30 days of receiving it (GOV.UK tenancy deposit protection).
